Terms & Conditions of Stay

By making a booking with Sun & Palms, the booking guest accepts these Terms & Conditions and the House Rules on behalf of everyone in their party. Tourist registration: VUT/MA/93723.

1. BOOKING & PAYMENT

Full payment is taken at the time of booking through our secure payment provider, Stripe. The booking is confirmed once payment has been received and a confirmation has been sent by email.

The booking guest must be at least 23 years old, must stay in the apartment for the whole booking, and is responsible for everyone in their party.

We will never ask for payment or card details by WhatsApp, SMS or phone. If you receive such a request, do not pay and contact us directly.

2. CANCELLATION – NON-REFUNDABLE

All direct bookings are non-refundable. If you cancel, change dates, shorten your stay, arrive late, leave early or do not arrive, the full amount remains payable and no refund is given.

We strongly recommend travel insurance that covers cancellation, delays and personal belongings.

If we have to cancel because of circumstances beyond our control (for example serious damage, utility failure or official orders), we will refund the amount paid; our liability is limited to that amount.

3. GUESTS & OCCUPANCY

Each apartment accommodates a maximum of 2 adults and 1 infant (0–2 years). Only the guests named and registered on the booking may stay in or enter the apartment and the property. Visitors are not permitted at any time.

If more people than booked and registered are found in the apartment or on the premises, by day or night, or if unregistered persons stay overnight, we reserve the right to end the stay immediately without refund. The booking guest remains liable for any resulting costs or damage.

A cot and high chair are available on request for €30 per stay.

4. GUEST REGISTRATION – SPANISH LAW

Under Spanish law (Real Decreto 933/2021), every accommodation provider in Spain must record the details of all guests and send them to the Spanish authorities (Ministry of the Interior).

All guests must complete the online registration through our partner Chekin (chekin.com) before arrival, including a valid passport or national ID card where required. The main guest must show the same ID on arrival.

Check-in is only possible once every guest is registered. If registration is not completed, we may refuse check-in without refund. Your data is handled according to our Privacy Policy.

5. CHECK-IN & CHECK-OUT

Check-in 15:00–22:00 · Check-out by 10:00

Early check-in from 13:00: €20 · Late check-in 22:00–24:00: €40. Both must be arranged and paid in advance. Arrival after midnight is not possible.

Please send your expected arrival time in advance. A late arrival does not entitle you to a refund for unused time.

Late check-out: €20, subject to availability and only when agreed in advance. Unagreed late departures may be charged.

Minimum stay: 2 nights (5 nights in July and August).

6. HOUSE RULES

Quiet hours 22:00–08:00, including terraces and the garden. Please respect our neighbours at all times.

No parties, events or gatherings · No pets

No smoking or vaping indoors (the apartments are fitted with detection). Smoking is only allowed outdoors; please use an ashtray and never leave cigarette ends on the property.

Switch off the air conditioning, lights and appliances when you leave the apartment, and keep doors and windows closed when the air conditioning is on.

Before departure: wash the dishes, take rubbish to the bins outside the gate, leave used towels in the bathroom, switch off appliances and air conditioning, close windows and doors, and return the keys as agreed.

Serious or repeated breaches of the House Rules (such as parties, unregistered guests, smoking indoors, disturbing neighbours or damaging property) may lead to the immediate end of the stay without refund, and any resulting costs will be charged to the booking guest.

7. DAMAGE, LOSS & GUEST LIABILITY

The booking guest is fully responsible for the apartment, its contents and the property for the duration of the stay, and for the actions of everyone in their party.

The booking guest is liable for any damage, breakage, loss or missing items in the apartment, on the terrace, in the shared garden and common areas, at the entrance gate, and to the building or neighbouring property, whether caused intentionally or through negligence. Any damage must be reported to us immediately.

We may charge the booking guest, and the booking guest agrees to pay, for: repair or replacement at current cost; lost keys or remotes and any lock changes; extra cleaning (€49, or the actual cost if more is needed, e.g. after smoking indoors); professional odour or stain removal; and loss of income if the apartment cannot be rented as a result.

Fines, call-out fees or costs imposed on us because of the guests' behaviour (for example noise complaints, parties or false alarms) will be charged to the booking guest.

We will provide photos or a description of the damage and the costs. Amounts may be charged to the payment method used for the booking where permitted, or invoiced for payment within 14 days.

8. OUR LIABILITY

To the extent permitted by law, we are not liable for loss, theft or damage to guests' personal belongings, vehicles or valuables. Please keep doors and windows locked.

We are not liable for temporary interruptions to water, electricity, internet, TV or air conditioning, for works, noise or events outside the property, or for weather conditions, as these are beyond our control. We will always do our best to fix any problem as quickly as possible.

Guests use the terrace, garden and all facilities at their own risk. Children must be supervised at all times.

Our total liability is limited to the price paid for the booking, except where the law does not allow such a limitation.

9. ACCESS TO THE APARTMENT

We may enter the apartment in an emergency, to carry out urgent repairs, or if we have reason to believe the House Rules are being seriously broken. Where possible, we will let you know in advance.

10. COMPLAINTS

If anything is not as expected, please tell us straight away during your stay so we can fix it. Complaints raised only after departure cannot be investigated in the same way.

11. APPLICABLE LAW

These Terms are governed by Spanish law, without affecting any mandatory rights you have as a consumer.
